Which high paying programming skill has reasonably good demand? Blockchain, ML/AI, quantum computing, AR/VR (Holo Lens)..?

High paying jobs are more about going to the right companies in the right industry and delivering quality results. A lot of the high paying jobs right now aren’t necessarily in the most buzzword-heavy job descriptions.

Chasing arbitrary buzzwords alone doesn’t really career results. It takes more than a few programming skills to make a good career developer.

You have the wrong idea. It's not skills that pay, it's companies. Learn to crush the interview circuit for the companies paying 300k+. There aren't that many.

Within any skillset you can typically reach the highest paying jobs. Many of them hire generalists.

    All of them.

regular application development is the easier to get though.
